Free landlord calculators

Free, ungated tools for the arithmetic that carries a penalty if you get it wrong. No sign-up, no email, nothing stored — everything runs in your browser. Each one shows its working and cites the provision it is applying, so you can check it against the statute rather than trusting us.

Why these exist

Both of these are calculations I got wrong at least once before I built a tool to do them. The deposit cap looks trivial until you notice the Act divides by 52 rather than 52.14, which means the intuitive answer is a penny or two over and therefore a prohibited payment. The notice period looks trivial until you notice that Grounds 1 and 1A carry a twelve month condition that attaches to the date in the notice rather than to the date of service — so you can serve inside the first year, but you cannot ask for possession inside it.

Neither tool stores anything or sends anything anywhere. Refresh the page and the numbers are gone.

The short version at a glance — free to share with a link to this page.

The tools are free. The reminders are the hard part.

The Landlord Alliance tracks the dates these calculators produce against each of your tenancies, so a deadline never passes while you are looking somewhere else. £10 a month, cancel anytime.
