UK-wide. MTD recognition applies to HMRC’s Making Tax Digital for Income Tax service.

Conflict declared. We build a competing product. So the useful thing we can offer here is the opposite of a sales pitch: an honest account of what Landlord Vision does that we do not, and the circumstances in which switching would be a mistake.

The short version

Landlord Vision is landlord accounting software: it keeps your property books, and it is on HMRC’s recognised list, so it can file your Making Tax Digital quarterly updates. Prices start from around £11.97 a month with a free trial. If MTD filing is the reason you are using it, most “alternatives” are not alternatives at all — only recognised software can file, which narrows the real shortlist to Hammock, Landlord Studio, PaTMa, Lendlord and a handful of general accounting packages. We are not on that list, so if filing is your need, we are not your alternative.

When switching makes sense

  • You want a free option and have one or two properties. PaTMa covers one unit free and Lendlord is currently free for landlords.
  • You want bank reconciliation to be the centre of the product. Hammock is built around open banking and prices simply by property count.
  • You want mobile-first expense capture. Landlord Studio is strong on receipt capture on a phone.
  • Cost is the binding constraint. Hammock’s entry tier undercuts most of the market for one to three properties.

When switching is a mistake

Do not move mid-tax-year if you can avoid it. Migration is the real cost in this category, not the subscription. Opening balances, arrears carried forward, deposits held and part-paid invoices are the three things that break, and bank feeds typically pull only 90 days to 12 months of history. If you are in scope for MTD and mid-year, switching means your figures live in two places and the reconciliation falls to you. Switch at the start of a tax year, or not at all.

Also worth pausing if: your accountant has standardised on Landlord Vision; you have years of history in it and no clean export; or the only thing you dislike is the interface, which is a small problem to solve with twenty hours of migration.

What to check before you move

  1. Is the alternative on HMRC’s recognised list? Search the find-software tool. If MTD applies to you, this is a gate, not a feature.
  2. Ask for the export format in writing from your current provider before you commit — “you can export to CSV” and “you can export a reconciled ledger with opening balances” are different promises.
  3. Count units, not properties. Per-unit pricing changes the arithmetic sharply for HMO landlords.
  4. Check bank feed limits. Landlord Studio’s Pro plan allows five connections; if you run an account per company this matters.
  5. Check what happens to your documents if you cancel. Certificates and agreements are records you may need years later.

Where we fit

We are not accounting software and we do not file anything to HMRC. We track portfolio value, equity, loan-to-value, yield and cash flow, hold compliance dates with a red/amber/green tracker, and keep documents and templates in one place. Landlords commonly run us alongside an accounting tool rather than instead of one — and if you only want one subscription and MTD applies to you, buy the accounting tool.

What is the best alternative to Landlord Vision?

For MTD filing, Hammock, Landlord Studio or PaTMa. For a free option on a small portfolio, PaTMa or Lendlord. For portfolio tracking rather than accounting, a different category entirely.

Is there a free alternative?

PaTMa covers one rental unit free and Lendlord is currently free for landlords. Landlord Studio’s free plan covers up to three units but charges £5 per MTD submission.

Can I switch mid-year?

You can, but opening balances and partial bank feed history make it painful. Switching at the start of a tax year is much cleaner.

Do all these file to HMRC?

No. Only software on HMRC’s recognised list can file. Check the find-software tool for the specific product before you rely on it.

Is The Landlord Alliance an alternative?

Only if what you want is portfolio and compliance tracking. We are not accounting software and we cannot file your MTD returns.

Will I lose my data?

Not if you export properly first. Get the export before you cancel, not after — access usually ends with the subscription.
